Inspection water alredi in while electrical contractor installed the wiring on the spot inside the store room. current flowing in by next week.

Abgk family came visiting after which we proceeded to his place, contractor hard at work on the renovation work while marsitah's place (our immediate maternal cousin-which we pleasantly found out she bought a house infront of abgK - dejavu nostalgia kampong days nextdoor neighbour now neighbour again)  alredi kept clean with ayat at her front door.

44. the keys 12.12.09

 *on this we met with another owner whom was also dissastified with it but as we were sharing not much that we could do eventhough we learnt that this was due to the developer commitments to another third party coz of the long process of state consent well something like that......a lawyer advised not to pay the interest but thinking it over without paying it then we would not be getting the keys and the delay and additional cost of engaging the lawyer would be incurred not worth the argument.  But you cant stop people from blogging abt it rite.

We're sure that we were not the only 2 owners that were affected and yes we felt that the developer did injustice to us and took advantage of our situation in getting the money from us thru no default from us.  As a developer they have the obligation and responsibility to access this at their discretion rather than take the easy way and unjustly imposed the amount on us.  Definitely not a good move as this will effect their image and marred their reputation as we the house owners will definitely be more cautious in referring other potential house buyers.

enuf said on this matter 2 advises though:
*do maintain all your documentations in order pertaining to the purchases all letters from developer, bank & lawyers should be properly filed for reference.
*be very patient and learn to adjust to the ways and culture of working environment here. they will push you from one department to another and when they promise they will call back dont hope for it cause they never do.

so far we've no complaints on the marketing division superb service delivered by Irene from the sales personnels but the administration /finance department should review their service charter.

just my 2cents worth of tots.

The anticipated date is drawing near. This weekend will be getting Suasana idamanjr house's key. Collection at customer service office fr 2.00 to 5.00 pm all precint 5 home owners will officially get possession of our houses.

Our issue raised earlier still pending though they offered a discounted amt, but not going to get this overshadow our joy. Its just somethg that we've to bear when dealing with foreign policy sigh.... But hei! This is a joyous event moving on we're very excited!

Have been going thru stacks of decor magazines (courtesy fr library),
Have been buying some furn & electrical household appliances
Have been recceing all the shops @ ard jb-nusa bestari& johorjaya
Have been liasing with few contractors for quotations
Have been buzy like beezz moving hive

42. the Ugly side of Developer bureucracy

2 weeks ago we received our Handover Key letter, alhamdullilah syukur but our joy was disrupted upon opening the thick letters among the other details and mandatory payments we were stunned to see an outstanding interest amounting to RM$3300 that we have to pay and it came from an invoice addressed to the Bank on late payment to the developer!

How could this be? our 20% were paid promptly and this obviously not from our defaults so the big questions now was it the mistake of the developer...which push the blame to the lawyer...which ultimately point the finger pointing to the bank.

Last week after going in to East ledang office and calling back all the personnels and lawyer (which they never call back as promised to follow up - patience running low when dealing with them)we got their final reply but then to our dissatisfaction. Fuming with anger this story continues...

31 October 2009 - Look see a house at Taman Mutiara Rini owned by a singapore cikgu. Gathering some infos and ideas on how to renovate our idaman.  Btw abgK & kakE are doubly excited as they've received their key and now sourcing for contractors.

Went to HomeFair @ Persada and took almost all the contractors flyers, brochures and namecards that definitely will come in handy when it's our turn to renovate. tak sabar.....

Our house has an address!
sunday, 06/09/09 - We went in today and the latest development:

1. The main entrance by the road leading to the house a big stone erected bearing Precinct 5 Nusa Idaman.


2. The surrounding area under constructions are well behind the blue fence separating the suasana homes that are alredi completed.

3. The roads leading to the houses all been paved cemented.

4. The roads have standing address posts erected.

5. The houses are all numbered and our rows are the odd numbers.


6. Met Irene who told us that precinct 5 almost ready and to expect keys to be handed soonest in a month time!

Went in 16.08.09 3 lamp posts erected along our front houses and one of them is directly infront of our house. Very pleased as this will definitely be our beacon lite flooding our frontporch.

The road infront has also been tar first layer. The main one entry exit entrance landscaping in progress, bamboo trees and others instant trees planted.

The house though has been locked. No entry to the inside of the house but the main gate is opened and the backyard dinning area has been turfed and landscaped.

23. Super Sunday

24/05/09 went to Nusa Idaman site office to pay up the remaing top cash of another 10% amount. The same day was also their Super Sunday - Finale event that was advertised in Spore local papers to bring in Singaporean to see their project site.

It was learnt that 5 buses were brought in from Jurong meeting point. They had free food, drinks and games for families. We didn't miss out on their spread which were quite good. We met Irene and Emily too was there.
Our company going in this time were with BakJat & KakNgah, Bapak & AbgK with KakE. After the payment were finalised we went to see AbgK house at Precinct 2 (the white taxi still outsie his house) couldn't go in as no key available should've made arrangement with Irene earlier. Then we proceeded to our house a first time for Bapak to view. He was equally eager checking the house around both levels, happy to see him happy, especially I know he was giving the guest room downstair a few longer looks - his future room insya Allah.

Since Nusa Idaman was launching their Courtyard house we also check out the showhouse. It's a big 24" by 80" double storey terrace in Precinct 6. We felt in love with the furnitures and decor firnishing.

Wanted to bring the others to Horizon Hill just behind nusa Idaman but timing was a constraint as it was already 6.00 pm and their show village was closed. someother time perhaps

Received 3 sets of Letter from Nusajaya - 1 original letter via courier & 2 copies by normal mail.

1. Original Letter for payment of another 10% (s2) due date by 19/06/09. This payment will make up the total of 20% mandatory upfront cash. The first 10% (s1) paid earlier on 12/04/09. Amount due RM$35,005. Attached DC Akitek interim cert of completion stating foundation and footing works completed.

2. 2nd letter duplicate of the above.

3. 3rd letter cc to us, developer letter to Standard Chart Bank to release the balance of amount due from the 80% loan. Progressive payment on stages of construction:
(s3) Reinforced concrete framework
(s4) Walls with door and window frames
(s5) Roofing, electrical wiring, plumbing (without fittings)
(s6) The internal and external plastering of the said Building
Total:RM$157,522-50
will expect the bank will start biling us the monthly installment based on the above amount released.

21/05/09 - IRD is aggresively marketing in attracting Spore investor. An exhibition is currently held at Suntec city this week on the development going on and all available ventures and coinciding the event the visit of M'sia PM Najib Razak here. Residential properties are featured to lure Sporean to make JB quality homes an option for 2nd home destination.

UEM land is at the same time also advertising in the paper of their final event they call Super Sunday of bring in those potential investors for free to their Nusa Idaman office at JB Nusajaya. Those interested are to meet at Jurong Point where there's chartered bus to bring them direct to their site office and see all the residential homes available there and also visit to Aeon Jaya Jusco for shopping later free of charge!

Actual we personally got to know about their project thru an advert placed in the Berita Harian, as they have been regularly doing the super sunday since 3 months ago.

UEM Land the developer is jointly held by M'sia goverment thus it's committed to see the projects of IRD to succeed and this gives us some assurance, confidence in this developer of Nusa Idaman.

14. ZaidIbrahim & Co Office

12 May 09 - We went in JB abt 2 pm today for an appointment at the lawyer firm ZaidIbrahim & Co office. The office is located at the 31st storey of City Square building. The view up there was spectacular facing our small island of Spore the shoreline fronting stulang and the HDB housing estate of woodlands/marsiling in sight.

Well the main purpose was the collection of the original endorsed Sales & Purchase documents ready for our safekeeping. One of the two important documents to safeguard by any house owner and the other would be a copy of The Title deed (after getting authority govt approval). Met with Fiqah the solicitor's asst who handled the handover.

We took the opportunity to deposit some cash at StandardChart Bank JB Pelangi branch. Found out that they have this policy that singaporean could only deposit a maximum of RM$10K only perday - don't understand the rational behind this but only thing is to remember this in the future to avoid carrying excess cash around definitely not safe!
To work around this issue we deposited RM$10K over the counter and RM$10K using the ATM machine - still don't understand this policy. Luckily we brought only RM$20K.

This blog will follow the stages in the construction our Idaman house at Nusajaya. Our investment cum retirement dream house came rather a surprise to both of us, coz it came about unplan!

16 Feb 09: Immediate after JJ's was retrenched we were seriously comtemplating of migrating to downunder but we miss the opportunity due to our age, then came the next option going to NZ. Emails and agents were contacted to pursue this. While all of these were going on during the Mac school holiday abgK was interested to see a house at JB open for sales thru abgW.

21 Mac 09: Accompanied abgK to view the house at TamanPerling. It's a 20 years old single storey terrace house selling for RM$200K+ neg. None of us were impressed by it and so we proceeded to NusaIdaman Office (thru BH advert) at Nusajaya. AbgK wanted a house that's available and Irene (the salespersonnel) showed us a few at Boungaveilla precinct 2 a double storey terrace house intermediate corner at RM$270K and another a corner with land RM$340K. AbgK was immediately interested while we were only an envious onlooker happy for him. To our surprise he put down the deposit! To note that 4X also followed us and they actually had alredi intention of getting a rented house at Bukit Indah at the neighbouring area. This got JJ talking and doing his maths on our expenses as he for one had always been interested migrating to M'sia rather to negeri omputih. Secretly though after looking at all the newly constructed house there it ignited my interest to make JJ's dream come true as he was only waiting for my OK thumb up.

22 Mac 09: We went in again this time on our own and recce Bukit Indah area as the loan and deposit packages were more attractive. Yes their houses also very modern and contemporary and this made up our mind to get one there. JJ was jubilant! after talking to the salesperson there we promised to come in next week to finalise the deal.

26 Mac 09: JJ accompanied abgK and KakE to finalise their nusajaya house. They firmed up with the corner lot at RM$340K. At the same time they were showed by Irene, Suasana showhouse available for registration. JJ was impressed by this big house as compared to Kingston showhouse at Bukit Indah.

28 Mac 09: Check out Bukit Indah Singapore Office at Harbour front to noe more on the loan repayment before going in tomorrow to finalise at their JB office.

29 Mac 09: Before going to Bukit Indah JJ persuaded me to see the Suasana showhouse at nusajaya as in terms of value for money Suasana cost much more cheaper 24" by 75" compared to Kingston 20" by 70" more expensive. True to his words I found Suasana house more appealing bigger and cheaper by alot, but now the downpayment and mthly installment were the hurdle. Irene patiently explained to us the amount of money we had to fork out up front and called a banker from StandardChart Emily to explain to us on the monthly payment. Again we went thru our maths and only after we felt confident that we could pull this deal without compromising our family savings that we decided to put down our deposit of RM$1k and got ourself a Nusajaya double storey terrace house corner lot with land at RM$350,050 that will be ready in Mac 2010!
